Discovery Tower/Base Building
The first phase of a 1.2 million square foot scientific research and development convergence centre, The Toronto Medical Discovery Tower, was the result of an innovative land sale transaction. PRISM developed and led the strategy that assisted University Health Network to sell its historical College Street lands. As part of the transaction, UHN agreed to lease back 400,000 square feet of research space in MaRS’ first tower. Through an innovative lease securitization program, $100 million in funds were raised to finance the base building construction. PRISM managed the tenant fit-out and leasing strategy. The project was completed on- time, $10 million under budget and fully occupied.
